If you move here you should be ready to move out and not renew, as management will be extremely hawkish and aggressive on the renewal,

As I do every year of residence at 95 Wall, I am updating my review and very happy to say that as of November 2023, we are back to 5 stars! To recap some recent history, like many buildings in Manhattan, things took a dive during and right after Covid lockdown when rents plunged for new residents and the flood gates were opened. Management worked diligently over the next few years as the city rebounded and as of now, most if not all of the "noise" is gone. I truly attribute this to the various management teams utilizing every tool in the book to clean up the building unit by unit and we are now at much more comfortable state. Katie and UDR senior management really surprised me with what they were able to do and the speed in which it was accomplished and now Larissa, Josh, Kevin, Debbie, Ryan and Jeff have continued the great work. I assure you if you have any concerns as a resident, your voice will be heard and appropriate action will be taken that's within their authority. Lastly but certainly not least, the staff is like my family. From the concierge desk to maintenance and Tony our super, I feel comfortable that everyone is well trained, professional and knowledgeable. Now this review may sound like a lot of fluff but assure you I am fair and have shifted the ratings from one side of the spectrum to the other and back over the years. I have confidence that this latest update may last and hopefully I will be able to stay for a few more years!

Kevin is the best! He is very professional and he is always 100% available to help. Since I moved in, he has provide me with all support I needed with several issues and he has been really patient with me. He has been super nice and very responsive every single time that I contacted him. I am very glad to know that there is people like him working in the building´s management.
